A Comparative Market Analysis is a determination of the approximate value of a home by comparison of the sales of those houses, similar to the target house, which occurred in the area during the past 6-12 months.  The area is considered to be a radius of 6 miles from the target house.

If no similar houses are available, an appraisal is the next acceptable choice for determining market value.

Typical items of comparison are: sale price, listing price, date of sale, seller contribution, number of bedrooms, number of bathrooms, heating system, cooling system, basement, deck, garage, security system, lot size, size of interior living space.
